Acquiring a home and registering ownership

Check who registers ownership, prepare property documents and distinguish ownership from residence registration.

This route describes the general procedure. Some steps depend on your circumstances and may involve different authorities. Check the current requirements for each service before applying.

Getting started

This route starts with evidence of acquiring the property. Following a notarised transaction, the notary normally registers the right; other cases may require an authorised registrar or CNAP.

What to do

  1. Check whether ownership is already registered

After a notarised purchase, first confirm the registration result with the notary. Buying a home alone is not a reason to submit a duplicate CNAP application.

  2. Identify the title document

Prepare the contract, certificate, court decision or other applicable title. New properties, inheritance and historical rights require different supporting evidence.

  3. Confirm the competent registrar and procedure

If a separate application is needed, check territorial rules and the specific CNAP’s reception. The online service for historical rights is not a general route for registering a new purchase.

  4. Submit a registration application if needed

    If applicable

Check the fee or exemption, submit the appropriate documents and check the application. Keep its reference and the instructions for receiving the decision.

  5. Check the property-rights register result

Check the owner, address, property and ownership share in the result. If separate property-rights information is needed, request the relevant service.

  6. Register residence separately if moving in

    If applicable

Ownership does not automatically change residence registration. If moving in, follow the separate address-registration procedure; a different route applies to children under 14.

Document checklist

Tick the documents you have prepared. This is a general checklist: items marked “If applicable” are only needed in the relevant circumstances. Check the service requirements for the final document list. You do not need to upload documents to this website.

Things to consider

  • A purchase, inheritance, new build and registration of historical rights have different legal grounds. There is no single document package for all these cases.
  • A residence extract does not establish ownership. Property-rights information and new-address registration are separate services.

Continue to individual procedures

The “Acquiring a home and registering ownership” route connects several applications. Open the relevant procedure for your next step and check where to apply; optional actions depend on your circumstances. Checklist ticks help you organise preparation and do not confirm that an institution has completed an action.
